IMPACT FEE WAIVERS

In accordance with Section 19-016 (e) of the City of Atlanta, Georgia Development Impact Fees Ordinance, the Department of Finance and Administration has issued a determination that funding  for FY 2009 and FY 2010 Impact Fee Waivers is no longer available.  The issuance of Impact Fee Waivers has been suspended until further notice.

NEW!!!!  REQUEST FOR LETTERS OF INTENT-NEIGHBORHOOD STABILIZATION PROGRAM 2
On behalf of the City of Atlanta, Georgia, the Department of Planning and Community Developments, Bureau of Housing (COA) respectfully requests Letters of Intent from qualified developers interested in applying with the COA for Neighborhood Stabilization Program 2 (NSP2) funds.  Qualified developer(s) will be applying as part of a consortium with the COA and the Atlanta Development Authority (ADA) for NSP2 funds. All submissions are due no later than June 4, 2009 at 2:00pm.

What We Do

We assist low-income families by providing Section 8 subsidized apartments at six (6) different complexes* within the City Limits of Atlanta.  We also provide assistance/ housing for homeless individuals at Santa Fe Villas (a Single Room Occupancy- SRO)- that has 100 motel types units for single adults only (no children).  We provide housing (SRO) for individuals that are HIV positive or have AIDS at the Edgewood facility. * See Section 8 for a listing of properties, directions, and other helpful or related links

Under the HOME program, assistance is provided for owner-occupied housing rehabilitation in the form of grants and/ or deferred loan payments. The program targets household at or below 80% of the Atlanta Metropolitan Statistical Area Median Income. In addition, residents may qualify for emergency home repair assistance through our partners Community Housing Resource Center, Wesley Community Centers & Tool Bank.

We provide financial assistance to owners of multiple unit projects involving new onstruction and or rehabilitation of housing for low and moderate-income households.  Financial assistance is provided to non-profit and for profit developers to develop multiple unit projects for low and moderate –income households.

Moreover, we financially assist non-profit organizations known as Community Housing Development Organizations (CHDO’s), whose primary purpose is to provide affordable housing for low- income person.  All CHDO s must establish a specific service area in which it will provide such assistance and they may provide the affordable housing either as a developer, sponsor or as an owner of a housing facility.


All of our financial services are in the form of low interest loans and/or grants.

Fair Housing

Fair Housing- Joint Ventures In Fair Housing
Metro Fair Housing Services supports citizens of the City of Atlanta in Metro-ide, multi-jurisdictional enforcement efforts in support of low and moderate income clients as well as all those denied housing rights based on their race, color, national origin, sex, religion, handicap or family status.

Metro conducts education and outreach at City-sponsored events and limited other public events through community advocate organizations.  Metro nvestigates on bona fide fair housing and/ or predatory lending complaints for possible HUD filing, conciliation and litigation. Each predatory lending case will be analyzed for fair housing, and patterns of lending violations by banks and mortgage companies that could possibly have the potential for an individual or class action litigation by a private attorney.

The Bureau of Housing has the vision to develop and maintain partnerships  with organizations and stakeholders that seek to foster the creation of affordable  housing in an effective and efficient manner.  Our customers consist of  homeowners, low income families/persons, non-profits, NPUs, homeless persons, developers, investors therefore in compliance with the City of Atlanta’s customer service initiative the Bureau of Housing is committed to serving you.
