BUILDING PERMITTING PROCEDURES AND GUIDELINES


RESIDENTIAL COMPLETE APPLICATIONS AND REQUIREMENTS


RESIDENTIAL NEW STRUCTURES/ADDITIONS   View Printable Version

  • Include four (4) complete sets of architectural/structural plans. 
  • All buildings described in these plans shall be designed in compliance with the current applicable 
    codes along with revisions and amendments.
  • Two (2) copies of hydrology study (if applicable)
  • Two (2) copies of any pertinent ordinances (rezoning), special use permits, special administrative 
    permits, variances or other documents relating to zoning approval, if applicable.
  • Include nine (9) separate Site Plans including tree inventory/removal/replacement plans.  Plans
    must be sealed by a Georgia licensed land surveyor.  If no trees are impacted include two
    photos from different angles.
  • Include the notarized Cost of Construction form.
  • Residential Automatic Approval Certification (RAAC) is available for plans prepared by Georgia

RESIDENTIAL INTERIOR ALTERATIONS      View Printable Version

  • Include two (2) complete sets of architectural/structural plans.
  • All buildings described in these plans shall be designed in compliance with the current applicable 
    codes along with revisions and amendments. 
  • Two (2) copies of any pertinent ordinances (rezoning), special use permits, special administrative
    permits, variances or other documents relating to zoning approval, or other applicable
    documentation that will support any conversion. 
  • For projects involving exterior alterations (such as changing roof structure and new cantilevers) with no site work or conversions of single family residence to a duplex, a recent survey sealed by a Georgia Registered Land Surveyor will be required.
  • Include the notarized Cost of Construction form. 
  • Residential Automatic Approval Certification (RAAC) is available for plans prepared by Georgia

RESIDENTIAL CONVERSIONS     View Printable Version
  • Include two (2) complete sets of architectural/structural plans.
  • All buildings described in these plans shall be designed in compliance with the current applicable 
    codes along with revisions and amendments.
  • All plans must be accurate, released for construction, legible, with dimensions drawn to a
    standard scale.  (Single line drawings will not be accepted)
  • Two (2) copies of any pertinent ordinances (rezoning), special use permits, special administrative
    permits, variances or other documents relating to zoning approval, or other applicable
    documentation that will support any conversion. 
  • A site plan is not required for interior only alterations that do not increase the number of living
    units. If no trees are impacted include two photos from different angles
  • Include the notarized Cost of Construction form.

RESIDENTIAL DEMOLITIONS  View Printable Version

  • Rodent Letter- A letter from a licensed Pest Control Company stating they have inspected the property that is to be demolished. 
  • Two (2) site plans showing buildings, trees, road, and driveways for lots less than one (1) acre. 
  • Tree protection fence must be installed prior to any land disturbance activity.

                  o If no trees will be impacted (as defined by the Tree Ordinance), applicant needs to submit 
                     a signed No Trees Impacted statement.  If no trees are impacted include two photos
                     from different angles
.

  • Detail sheets (provided by the Bureau of Buildings) that will illustrate installation of silt fencing at the perimeter of the land disturbance activity along with construction entrance/exit details and tree protection.

                  o Notation to be placed on the plans by Bureau of Buildings staff:
                      “Silt fencing and construction entrance/exit shall prohibit soil from exiting the site.  This
                     permit is not valid if any existing stream is
  located on  the property.  A separate plan
                     review and approval is required from Site Development and Arborist.”
       

  • Seven (7) site plans with erosion control must be submitted for any lot greater than one (1) acre.
  • A sewer tap permit from the Bureau of Buildings, Plumbing Division.

Note: An inspection may be required prior to demolition of property.  Consult Bureau of Buildings at 404.330.6150 to determine if this requirement is necessary.
