The History

In the early 1980’s, the City of Atlanta was approved by the U. S. Department of Housing to administer the Section 8 Moderate Rehabilitation Program.  The properties were selected by HUD through a nationwide competition.  The properties had to be in need of rehabilitation and each property owner had to obtain their own financing to completed repairs.  Once all repairs were done, the City of Atlanta entered into a 15 year contract with the property owners to provide Section 8 rental assistance to eligible families who reside at the apartment complexes that are funded under this program.  Currently, the City has 311 units under its Section Moderate Rehabilitation Program.

About the Program

HUD provides rent subsidy payments to private property owners for rental units rehabilitated under the City of Atlanta’s Section 8 Moderate Rehabilitation Program.  These subsidies provide housing assistance for low-income families and persons at 30 percent of median income.   The City of Atlanta, Bureau of Housing administers this program, but the projects are managed by property owners.

The City of Atlanta also administers a Single Room Occupancy (SRO) Program that is available to assist homeless individuals and homeless individuals with HIV/AIDS.  This program has units ranging from 0 to 3 bedrooms.  Unlike most Section 8 Programs, we do not offer Housing Choice Vouchers.  Our goal is to assist as many low-income families and individuals as we possibly can.  Our priorities are the working homeless, elderly, handicap, and disabled.
