Atlanta Urban Development Corporation (AUD) Issues RFQ for Mixed-Use Redevelopment of AFRD Fire Station 15 with Affordable Housing in Midtown

ATLANTA—Mayor Andre Dickens and Atlanta Urban Development Corporation (AUD) has officially kicked off AUD’s first project—the redevelopment of Fire Station 15 in Midtown into a mixed-use site that incorporates affordable and market-rate housing atop a modern fire station. AUD announced the release of a Request for Qualifications for Atlanta’s Fire Station 15, located at 170 10th St NE, intended to identify a development partner with the experience and vision to successfully execute the project.

AUD envisions the development of an inclusive community that addresses the housing needs of Midtown while enhancing the quality of fire and emergency services for surrounding communities.

“This project is another important milestone in our efforts to leverage Atlanta’s public land assets to provide needed affordable housing,” said Mayor Andre Dickens. “The Midtown Fire Station redevelopment allows the City to move forward with two critical projects at the same time—fully renovate Fire Station 15 and substantially increase Midtown’s affordable housing portfolio. This is efficient government at work, while saving tax dollars in the process.”

The RFQ went live on January 12, 2024, on the AUD website (atlurbdevco.com), and respondents should return submittals by Monday, March 4, 2024, at 5:00 PM EST by emailing completed packages to admin@atlurbdevco.com.

“This project will lay out a blueprint for repurposing underutilized public land to deliver multiple public benefits at once – including deeply, permanently affordable housing,” added AUD CEO John Majors.

Once the RFQ period closes, AUD will evaluate responses and contact one or more respondents that are deemed most qualified to execute the City’s vision.

About Atlanta Urban Development

In pursuit of the Mayor’s goal to build or preserve 20,000 units of affordable housing by 2029, the City of Atlanta and Atlanta Housing have collaborated to create the Atlanta Urban Development Corporation (Atlanta Urban Development, or AUD), a non-profit subsidiary of the housing authority positioned to lead housing developments on publicly owned land.

AUD is a specialized nonprofit tasked with turning public land assets into attractive, amenity-rich, mixed income housing developments that offer quality, affordable, stable homes for all Atlantans. AUD is positioned to work flexibly with both private-sector developers and public-sector land-owning agencies to realize new developments that will have a positive impact on tenants, neighborhoods, and the city as a whole. The AUD model prioritizes long-term affordability and public control of assets via a new model of public land development. At the same time, it can achieve affordability goals without relying on scarce, over-tapped resources by offering a unique toolkit of financial resources.
